Bach Man’s Owner Clients forget all about the day to day details.

The management of bookings and the keys. The collection of deposits and rental payments. The collection, holding and return of security bonds. Before and after the visit property checks. Cleaning and maintenance.

The ‘Book a Bach’ website is actively marketed to international travellers. Consequently, Bach Man provides encrypted credit card facilities to both NZ residents and visitors to our country.

Just as holiday home owners are required to have a contract between Bach Man and themselves, so too is each and every group of guests.

At the time of booking, guests may opt to include a bed linen and towel service with their visit. Alternatively, you may opt to make it a mandatory inclusion in your listing. Bach Man has the facility to provide this service, supply and laundering. There is no cost to owners in providing this optional service; this expense is met by guests.

Prior to their arrival, a pre-arrival check will be carried out on your property and any pre-visit preparation carried out. If on tank water, the level checked. Guests will be met at your property at the time of their arrival and familiarised with any idiosyncrasies your property might have and reminded of their responsibilities in regard to the conditions under which they are staying in your holiday home.

At the time of guests’ departure, your property will be checked over, any damage that is deemed beyond reasonable wear and tear that has occurred during a guest’s stay will be noted and a quote for replacement or repair attained. The guest’s bond will be returned, less the funds required to return the property to the condition it was in prior to their visit.

Some owners opt to give guests the choice to clean and tidy before they leave and return the property to the condition it was in when they arrived or leave it to Bach Man after all visits, your choice. Where applicable, when collecting the key and securing your property Bach Man will inspect their job and determine if it is up to par. If requiring considerable additional effort, this will be reflected in the security bond returned to the guests. Post visit cleaning costs are met by guests.

With paying guests, whether actually staying for the full term or not, Bach Man has a minimum visit duration of 2 days. This 'minimum stay' condition can be extended over peak periods and altered via discussion with you, the owner.

Assuming there are no claims to be made against it, security bonds are returned in full to guests within 5 working days of their vacating the property.

Guest’s deposits, the outstanding component of their rental fee (paid in full prior to occupancy) and security bond are held in trust in the Bach Man holding bank account. Monthly payment, less any Bach Man deductions are made to owners by the 5th working day of the month following the month of the guest’s occupancy. You will also be provided with an emailed itemised statement each month. Alternatively, a hard copy can be posted to you via NZ Post. (There is a small fee for this service.)

The Book a Bach integrated booking system invites guests to provide 2 forms of feedback. One requests them to offer opinion on the holiday home itself. The other invites guests to offer their opinion regarding the performance of their property manager, Bach Man. This service allows owners to, firstly, assess how their property is perceived by guests. Secondly, it allows owners to monitor the standard of service offered by Bach Man.
